KWIH seizes the business opportunities in the Yangtze River Delta and the Greater Bay Area
The 2020 coronavirus pandemic has affected the entire world, however in Mainland China, society is stable, and the economy is steadily picking up again due to rapid epidemic control measures. In the Mainland, the GDP grew by 2.3% in 2020, and exceeded RMB 100 trillion for the first time, becoming the only major economy in the world to achieve positive economic growth. With the “domestic and international dual circulation” policy, the strategic location of the Guangdong-Hong Kong-Macao Greater Bay Area and the Yangtze River Delta city cluster is playing an ever-important role in the economy and societal development of the country.
The Guangdong-Hong Kong-Macao Greater Bay Area
The Guangdong-Hong Kong-Macao Greater Bay Area features a world-class consortium of “9+2” cities. Compared with other major bay areas in the world such as the San Francisco Bay Area, New York Metropolitan Area, and Tokyo Bay Area, the Guangdong-Hong Kong-Macao Greater Bay Area has notable advantages. For example, its land mass population, port container throughput, and air passenger numbers all exceed those in other bay areas. KWIH is well-positioned to grow with the Greater Bay Area with core developments in Guangzhou, Dongguan, and Jiangmen.
Jiangmen
J City, a high-end metropolitan residential community in Jiangmen,represents another premium development project of the Group. Guangzhou
COSMO in Huadu, Guangzhou, is a project that is gaining a lot of attention in the market. Phase 1 of its residential development, COSMO POLIS, will provide approximately 1,500 residential units and will feature an ecological park of over 80 thousand square metres, as well as many business amenities such as theatres, supermarkets, fitness centres, and food plazas. Suzhou
KWIH’s two new residential projects in Suzhou are also progressing at an ideal pace. Two residential buildings are being built at Lot 42 in National Hi-Tech District in Suzhou. They are close to the Suzhou Xinqu Railway Station and the Suzhou Rail Transit Line 3 and Line 6 (under construction). The development has convenient transport links and will be perfectly equipped with amenities including commercial, education, and medical facilities. Over 500 premium residential units will be available. Lot 2019-WG-29, Gaotiexincheng located in Xiangcheng District, will be close to the Suzhou North high-speed railway station and the Suzhou Rail Transit Line 2, the residential project will also be provided with ancillary facilities. The Hongqiao transport hub can be reached directly in half an hour.
Shanghai
One of the Group’s future key development projects will be EDGE on the bank of the Suzhou Creek in Jingan District, one of the new commercial and cultural areas of Shanghai. It is close to the city’s most happening areas, with artistic and cultural landmarks and buildings, linked to every major transport hub. Three major brand-new elements, namely innovative technology, art and culture, and sustainable development, are being integrated into the projects to satisfy tenants’ requirements and new standards for green working environments and high technology.
The project on Wuyi Road, Changning District is the Group’s first creative and cultural project in the Mainland that deals with both conservation and the restoration of historical buildings. It is estimated to be completed in 2022 and is located in the Wuyi Road area with its historical style. The development takes advantage of an integration of traditional and contemporary architecture, and is creating a trendy neighbourhood and cultural innovation landmark gathering fashion, creativity, leisure, entertainment, culture, and art.
Another commercial and residential project that stands out on the market is Weifang Village Street Project, located in a stretch of land by the Huangpu River in the Pudong New District. It is located at the intersection between the Lujiazui Financial District and the core business district of World Expo companies’ headquarters. The area has notable advantages, and the project is expected to be completed in 2021.
Nanjing
Recently, KWIH successfully invested in a key area of Nanjing – a plot in Hexi New Town which will become a large-scale integrated project and the new landmark of Nanjing, combining with Grade A office, service apartments, hotels and exquisite residence. The development has a great geographical location and transport network and has a total floor area of 477,000 square metres. Many innovative and technology companies, including Alibaba and Xiaomi, have set up their base at the south of Hexi. It is also close to national parks with scenic views.
In addition, KWIH’s project at Site G89, Jiangning District of Nanjing, is within walking distance of Nanjing Train Station, and its transport links are consummate. Project completion is expected in 2021, and it will provide nearly 400 residential units and retail amenities.
